Common Questions
How do I know which package is right for my home?
1
That's what the free consultation is for. After a walkthrough and a conversation about your timeline and goals, I'll recommend the package that makes sense — not the most expensive one by default. Some homes need the full Platinum campaign to stand out. Others sell just as well with the Signature. I'll tell you the difference honestly.
How do you determine the asking price?
2
Pricing is the single most important decision in your sale. I prepare a detailed comparative market analysis — recent sales, active competition, days on market, and current buyer demand in your specific neighbourhood. The goal is a price that attracts serious buyers and creates competition, not one that sits on the market and gets stale.
What if my home doesn't sell?
3
Before we list, we build a strategy designed to prevent that. Proper preparation, accurate pricing, and strong marketing eliminate most of the reasons homes sit. But if market conditions shift, we adjust — on price, presentation, or timing — and I stay in constant communication so you're never left wondering what's happening.
Do I have to pay the buyer's agent commission on top of your fee?
4
Yes — in a typical transaction, the seller covers both the listing agent's commission and the buyer's agent's commission (usually 2–2.5%). This is standard in Ontario and factors into the total cost of selling. We discuss all costs transparently in your consultation so there are no surprises.
