BUYING A HOME IN 10 STEPS

1. Clarify your goals and budget

Seeing homes in person is where buyers develop real confidence. I’ll walk you through the pros, cons and the true market value of each property so you can compare options clearly. Toronto homes vary wildly in condition and pricing — I make sure you understand why.

5. Identify risks and red flags early

Every home has a story. I help you spot things that affect long-term value: poor renovations, structural issues, condo financial health, noise, parking limitations, zoning, and neighbourhood trends. The goal is to protect you from surprises.

6. Create your offer strategy

Every listing requires a different approach. Offer nights, stale listings, new builds, private sales — they all need their own strategy. My job is to position you properly, time things right and make sure your offer is competitive without overpaying.

7. Negotiate with clarity and confidence

8. Secure financing, inspection and legal review

If you’re buying a freehold, a proper home inspection is crucial. It helps you understand the condition of the house, potential repairs and future costs.
If you’re buying a condo, the status certificate review is just as important. Your lawyer will look at the building’s financial health, reserve fund, rules, upcoming special assessments and anything that could affect your ownership.
During this stage, I make sure everything is reviewed properly, deadlines are met and you have a clear picture before moving forward.

9. Close smoothly and prepare for move-in

From scheduling your pre-closing visits to reviewing the final checklist, I help you through the last steps so closing day feels simple. Utilities, paperwork, details — everything stays organized and handled.

10. Support after closing
